NEW SUBDIVISION UPDATE!!
Well as many of you may know the speed at which anything in the government moves is next to the speed of a sloth. However, we have some good news. The final touches are being made to the highly anticipated NEW SUBDIVISION!!
This has been the work of many tireless individuals both public, elected, appointed, and private. The Bishop family has graciously allowed the City to bring the necessary utilities through one of their property’s northeast of the Elementary, which will allow the CRA (Community Redevelopment Authority) to develop the land it owns just south of the Bishop family property.
This NEW SUBDIVISION, both on the Bishop family property (fourteen (14) developable lots) and the CRA property (20 developable lots).
In total there will be thirty (30) new developable single-family lots (think 3–4-bedroom, 2-bathroom homes) and four (4) new very large developable multi family lots (think duplex or triplex or even quadplex).
This is a project that has been ongoing for quite some time but has recently caught steam over the last few years because of the City Council’s designation of ARPA (American Rescue Plan Act) funds towards the sewer main for this NEW SUBDIVISION and the willingness of the City to work with the Bishop family.
So where are we at currently:
Next step is a Preliminary Plat Public Hearing before the Grant Planning Commission on May 28, 2024, at 2:35 P.M. MT in the Council Chambers of Grant City Hall, 342 Central Ave. Grant, NE 69140.
Then a Preliminary Plat Public Hearing before the Grant City Council on June 11, 2024, at 7:10 P.M. MT in the Council Chambers of Grant City Hall, 342 Central Ave. Grant, NE 69140.
Next come the approval of the Final Plat via Public Hearing before the Grant Planning Commission (Date and Time TBD)

While the necessary public hearings are being scheduled and taken care of, T.C. Engineering will be preparing and publishing the Bidding Documents for the infrastructure regarding the NEW SUBDIVISION. We will bid for the construction of a new sewer main, water main, water meter pits, water meters, curb stops, corp stops, necessary drainage, manholes, and gravel streets (for now).
The only economically feasible way to accomplish the goal of having dirt lots that are infrastructure ready was to delay paving/asphalting streets. We are, however, going to have contractors submit a bid on an optional asphalt paving so we have an idea of what it will cost to pave the streets in the future.

(Caveat, everything on the Bishop family property will be at there discretion as far as covenants and pricing go, and everything on the CRA owned property will be at the discretion of the CRA as far as covenants and pricing go. Pricing for the CRA owned property will be set after the infrastructure bidding documents are received).
